Any agent — Member or Sponsor — can create a share link for any model. The buyer clicks it and lands on the model right away. From that moment your card is on every model page they open on NewBuilt — every model, in every community — for 90 days. And nobody can quietly take them: another agent's link no longer overwrites you, it asks the buyer first, and no answer means they stay with you. The cookie is signed and tamper-resistant. The more you share, the more buyers see you.
Scout lets you submit a model home you walked into that isn't on NewBuilt yet. You shoot the rooms the app prompts you for — it builds the shot list from the plan — plus basic specs and an optional vertical walkthrough. Photo EXIF GPS verifies you were on-site. When admin approves it, you're the agent on that model's page for the next 90 days. A share link follows a buyer you send across the whole site; Scout is the flip side — it puts you in front of buyers who find that one model on their own, no link required.
Model Walk is the free capture tool buyers use while touring model homes — photos, voice notes, and quick takes, organized room by room, private by default. Two reasons it matters to you. First, use it yourself: walk every model in your market and you end up with your own photos and notes from each one, room by room, months after the visit. Second, hand it to the people you send through your share link — their whole search stays connected to you, and when a buyer chooses to share a model's notes, you see exactly what they loved before the next conversation.
Submissions go to admin review before they publish. If photos need a redo, you get specific feedback and a chance to reshoot. Nothing mediocre goes live. The required on-site photo set + EXIF camera-make check + GPS check rule out AI images and screenshots automatically.
Yes. Members pay $59/month and keep that rate for as long as their subscription stays active. Sponsors who join at the founding rate ($149/month) keep that lock; the Standard Sponsor rate is $299/month. If rates rise as Phoenix matures, your subscription keeps the rate you signed up at.
Yes. No long-term contracts — cancel in two clicks from the billing portal, no exit survey. Access stays through the end of your billing period, then your account reverts to a free Scout account: your profile, login, and scouted-model credits stay with you. Members re-subscribe at $59 if they come back. Sponsors who cancel during their founding lock and re-subscribe later return at the current tier price — the founding lock is gone.
NewBuilt doesn't sell leads, and doesn't sell anybody's information. When you share a link, the people you send get a clean browsing experience with YOUR name on it. No bidding, no shared leads, no one else calling them.
